PROPERTY ASSESSMENT

Under the Loi sur la fiscalité municipale (L.R.Q.), the MRC des Laurentides is responsible for producing, balancing and updating the assessment rolls of the Municipality of Lac-Tremblant-Nord and the other municipalities on its territory. To do so, it applies the regulations and standards prescribed in this matter, adopted by the Government of Quebec.

WHAT IS A PROPERTY ASSESSMENT ROLL?

The property assessment roll is an inventory of all the immovables located on the territory of a municipality. It indicates the value of each property on the basis of its actual or market value. Its main purpose is to indicate the value of these properties for municipal and school taxation purposes.

WHAT IS THE MARKET VALUE OF A PROPERTY AND HOW IS IT DETERMINED?

Market value is the probable selling price of a property at a given date. In general, residential properties will be valued based on the sale price of similar properties.

WHAT IS THE PURPOSE OF THE PROPERTY ASSESSMENT ROLL?

The assessment roll is the main tool used to calculate municipal and school taxes. It is intended to ensure that the financial contribution of taxpayers is as fair and equitable as possible in relation to the costs associated with the services provided.

WHEN DOES THE EVALUATOR PREPARE THE PROPERTY ASSESSMENT ROLL?

The Loi sur la fiscalité municipale du Québec stipulates that the assessment roll must be triennial, i.e., three years in length. The values entered on the roll take into account the real estate market conditions on July 1st of the year preceding the filing of the roll. Unless there are changes to the property, these data are valid for the duration of the triennial roll. The last triennial assessment roll of the Municipality of Lac-Tremblant-Nord was deposited on October 27, 2022. This data serves as the basis for the calculation of municipal taxes for the years 2023 to 2024.
